The program topic was “What is Happening in our Community regarding Real Estate?”
Rotarian Fraser Stewart introduced George hacking who he has known since George was a member of 4-H and dragged a calf around with a rope. George has been a member of Century 21 for 15 years.
George shared information from the real estate market in Selkirk, St. Andrews and St. Clements. He indicated that back on March 24 there were 0 real estate transactions and no people were looking for houses. However the market has been largely unaffected by COVID-19 and remains positive. Overall low interest rates and a MMF introduced program to assist their members with home ownership means there is a lack of homes under $250 000 for 1st time buyers. Some of these homes garner multiple offers and sell over list price.
Selkirk has a strong market. 67 houses have been sold so far this year and the average sale is $250 000. Prices are up $10 000. Condos are about the same as last year. Community lifestyle is driving the sales. There are only about 4 homes left for sale in the Creekside Development. 200 lots (40ft) are being developed beyond Agnes on Vaughan.
St. Andrews has a more upscale market with an average price of $377.000 and the sales are on par with last year.
St. Clements has a lower numbers of sales than last year. The average price is up $12-$13 with an average sale time of 45 days. Lockport condos have had 3 sales.
Rotarian Sharon Moolchan thanked George and Casey for sharing their expertise.
Our next meeting is August 10, 2020.
The meeting adjourned at 7:25.
